Mermaid Beach takes its name from a survey party led by New South Wales Surveyor General John Oxley, who landed on the beach aboard the cutter Mermaid in 1824, with the suburb formally named in 1946 and first speculatively subdivided as the Mermaid Beach Estate in 1890. For much of the twentieth century the suburb was known for its fibro beach shacks, but in recent decades many of these older cottages have been demolished and replaced with architecturally designed homes, particularly along the sought after beachfront stretch of Hedges Avenue. This pattern of knockdown rebuild activity on tightly held coastal blocks makes accurate boundary and detail surveys essential before demolition and design work begins, since original boundary pegs on these older allotments are often missing or displaced.

Immediately west of Mermaid Beach lies Mermaid Waters, a canal estate formally named in 1981 and developed through the 1970s and 1980s over what had previously been flat grazing land draining into Little Tallebudgera Creek. The suburb’s canals and lakes, including Lake Wonderland and Lake Intrepid, follow the approximate alignment of the original drainage lines, and waterfront properties here typically carry drainage and foreshore easements that need to be correctly identified before fencing, pontoon works or renovation.
