They ensure everything is constructed in the location and to the levels that your designer intended and that it complies with the relevant regulations relating to the design approval. Different types of Building and Construction Surveys

A Residential Set-Out Survey involves accurately marking the location of a proposed new house, dual occupancy building, granny flat, pool, retaining wall or similar structure on your property. A Registered Surveyor will accurately fixate the boundaries to ensure relevant building setbacks are adhered to. We’ll calculate the new structure from the approved construction plans and physically mark the location of the structures and features that the Builder needs to undertake their construction. At the completion of each site visit we provide a quality assured sketch that documents all marks placed for your reference and records.

A Construction Set-Out Survey involves accurately marking the location of a proposed multi-level commercial building, apartment building, industrial units, multi-level carpark or similar structure on a property. A Registered Surveyor will accurately fixate the boundaries to ensure relevant building setbacks are adhered to. We’ll calculate all elements of the new structure from the approved construction plans and physically mark the location of the structures and features that the Builder needs to undertake their construction. At the completion of each site visit we provide a quality assured sketch that documents all marks placed for your reference and records.

A Civil Set-Out Survey involves accurately marking the location of proposed infrastructure, roads, driveways, services, utilities or similar structure on a property. A Registered Surveyor will accurately fixate the boundaries to ensure relevant setbacks are adhered to. We’ll calculate all elements of the new structure from the approved construction plans and physically mark the location of the structures and features that the Builder needs to undertake their construction. At the completion of each site visit we provide a quality assured sketch that documents all marks placed for your reference and records.

A Work As Executed Survey involves the accurate location of a structure or feature at the completion of construction or installation so that it can be compared to the approved design. Common Work As Executed Surveys relate to stormwater infrastructure (pits, pipes, On Site Detention tanks, rainwater tanks, etc), sewer infrastructure, roads, driveways, paths and ramps. We’ll provide a Work As Executed Survey plan signed by a Registered Surveyor which typically shows the accurate location, level, grade and volume of all relevant structures and features in relation to the approved design. The consulting Engineer will then review the Work As Executed Survey plan to determine if the design objectives have been achieved.

An As Built Survey involves the accurate location of a structure or feature at the completion of construction or installation. Common As Built Surveys include the Final As Built Survey for a building (showing setbacks from the building to adjacent boundaries, floor levels and roof levels), As Built Survey for formwork (prior to pouring of a slab), As Built Survey for concrete slab (to confirm location and levels after pouring) and As Built Survey for a pool (to confirm setbacks to adjacent boundaries and coping levels). We’ll provide an As Built Survey plan which typically shows the accurate location and level of all relevant structures and features in relation to the approved design. The Certifier/Council will then review the As Built Survey plan to determine if the design objectives have been achieved.

Deformation monitoring measures the horizontal and vertical movement of structures, buildings, roads, railways and retaining walls that may be slowly moving. Conducting a Monitoring Survey can provide early warning of structural failure or land subsidence that could have devastating physical, environmental and economical effects. Our experienced survey team can adhere to any prescribed monitoring requirements or tailor a monitoring system to suit your needs. By leveraging the latest in precision survey technology we ensure our monitoring results are extremely accurate. We regularly monitor structures including airport runways, sea walls, capping beams, buildings, rock faces, retaining walls and more.

A Volume Survey assists with bulk earthworks, excavation, stockpile volume measurement and compaction volume determination. Engaging a Surveyor to undertake these surveys on stored or excavated material is the most accurate way to calculate the volume. It also safeguards against future disputes between Developers, Builders and Contractors when dealing with large quantities of material. We have extensive experience in Volume Surveys for large and small-scale construction clients and environmental agencies. By leveraging the latest in precision survey technology and cutting-edge techniques, we ensure our volume calculations are extremely accurate.

The time saving and therefore economic benefits of GPS rovers and GPS machine guidance for civil works can be enormous. While use in the field can usually be completed by a trained contractor, the technicalities relating to GPS data accuracy and quality assurance mean it should always be prepared and monitored by a qualified Surveyor. We create simple and easy to navigate control files tailored to the specific cut/fill, volume and soil importation/exportation needs of our clients. We can provide the data in a file format suitable for direct upload to all GPS rover and GPS machine guidance equipment. We can help you set up and verify your on site control points and monitor throughout the project as required.

Field and Asset Data Capture Surveys are commissioned by the NSW Government to manage the assets within their public schools. The data is used to forecast future maintenance and budget requirements and must be obtained by a Registered Surveyor. Not all Surveyors and survey companies are the same. Unfortunately, there are ‘cowboys’ within our industry with poor standards relating to quality and service.

Always make sure you use a Registered Surveyor. Nearly every type of survey requires the work to be undertaken or supervised by a Registered Surveyor. Every survey that shows a property boundary (including Detail and Contour Surveys and Construction Surveys) must be undertaken or supervised by a Registered Surveyor.

Make sure your Surveyor provides you with a clear scope of inclusions and exclusions to avoid any variations and hidden fees. Ask them to confirm their fees up front.

Make sure their survey will satisfy the unique and specific requirements of your local Council.

Ask your Surveyor about their Quality Assurance policies and procedures. Your project is too important to risk using a Surveyor that provides poor quality information or advice.

Ask your Surveyor about their service and communication procedures. Make sure they will keep you informed through each step of the process.

A Registered Surveyor has been assessed and certified as being professional and competent to perform cadastral surveys by the Board of Surveying and Spatial Information (BOSSI) in NSW and/or the Surveyors Board Queensland (SBQ).

To be deemed competent, a Registered Surveyor must hold a tertiary qualification, gain the required practical experience, have passed a series of Board examinations and comply with continuing professional development (CPD) requirements set by BOSSI.

In Australia, only a Registered Surveyor can perform cadastral surveys and Registered Land Surveyors are the only Surveyors who can prepare and sign survey plans for lodgement at the NSW Land Registry Services (LRS) or Titles Queensland.
