An Identification Survey identifies and locates structures and improvements on a parcel of land. It shows the distances from relevant structures to the boundaries of that land. Existing easements, covenants and restrictions are identified and any encroachments documented.

To protect against potential disputes, it’s recommended (and usually a requirement of the mortgagee) to have an Identification Survey Report completed prior to purchasing a property. A Final Identification Survey Report is also a requirement of Council following completion of construction works.

An Identification Survey Report must be prepared and signed by a Registered Surveyor. Our Registered Surveyors have assisted thousands of Sydney and NSW developers and land owners.

The process

  • Calculations from registered Deposited Plans
  • Site visit to locate existing and/or newly constructed structures
  • Plan drafting, preparation of Identification Survey Report by a Registered Surveyor and quality assurance
  • Issue of Identification Survey Report and accompanying sketch in electronic (PDF) format
